Director of Maintenance Services

Requirements

The Director of Maintenance Services is responsible for providing a physical environment that enables the University to conduct its teaching, research, and educational mission. The Director oversees Maintenance related activities including the planning, execution, and implementation of all preventative and corrective maintenance practices for all aspects of campus academic, medical, and residential facilities. The incumbent develops, executes, communicates, and maintains staffing and an organizational structure that effectively accomplishes the departmental function. They also recruit, employ, supervise, and evaluate staff, working collaboratively with the Associate Director of Logistics and/or Human Resources or other applicable offices in the implementation of management development, skills, training, safety, and labor relations programs. Working with the Assistant Vice President and University administrators, faculty, and staff to analyze and assess maintenance, growth, and facilities needs pertaining to programmatic changes, additional duties include, but are not limited to:
  • Plan, evaluate, and direct departmental operational activities and priorities by providing strategic leadership and operational expertise to a staff of approximately 100 staff members as well as the university community as a whole.
  • Advance positive organizational efforts which promote a respectful, collaborative, solutions-based, and proactive culture.
  • Ensure that work functions are effectively structured and work procedures are in place to deliver high quality and efficient programs and services.
  • Champion goals of diversity, equity and inclusion in alignment with organizational strategic plans and act as an advocate for staff.
  • Manage an operational budget of nearly $11 million and determine appropriate staffing/resource allocations to meet institutional service level expectations.
  • Implement recruitment strategies, job training, performance evaluation, career development, and employee engagement activities to support a highly professional, qualified and motivated workforce.
  • Participate and assist in preparing for labor/management meetings and collective bargaining for applicable employee groups, including the development of proposals and ideas to further organizational goals.
  • Continually improve service delivery processes by capturing and analyzing operations data, including customer satisfaction indicators for productivity and service improvements.
  • Provide excellent customer service to the university community by demonstrating collaboration and ensuring effective communication processes are developed and maintained, including feedback mechanisms.
  • Lead, supervise, and enforce effective safety procedures, supporting safe working conditions and facilitating communication and training to prevent injuries and address safety concerns and risks.
  • Support University sustainability initiatives and identify new opportunities throughout the department and campus.


Work Interactions

The Director reports to the AVP, Facilities and Residential Services for assignments, work direction, and administrative supervision. The position will oversee a diverse, 24-hr. a day team of Maintenance Professionals. They will work on a daily basis as part of a cohesive and influential team in collaboration with other Directors within Facilities and throughout the department. They also interact with campus leaders, communicating timely and accurate data regarding campus conditions and work status.

Requirements and Qualifications
  • Bachelor's degree, and 8 or more years of experience including 3 years of supervisory experience, or equivalent relevant work experience; e.g., each year of work experience may be substituted for each year of education required
  • Demonstrated knowledge of building trades including plumbing, electrical, HVAC, and carpentry
  • Knowledge of applicable codes and regulations related to facilities, residential facilities in a University setting and building system operations
  • Ability to complete timely delivery and coordination of all work performed by and for Facilities Management.
  • Ability to cover shifts working 7 days/week; With close collaboration with the Director Of Facilities and the Director of Custodial, management control covers the use of necessary computer work order systems, computerized key track system, and interaction with various other systems such as Preventive Maintenance system

Pay Range:

The projected salary or hourly pay range for this position which represents the full range of anticipated compensation is:
$80,429.00 - $157,238.93

Compensation is determined by a number of factors including, but not limited to, the candidate's individual qualifications, experience, education, skills, and certifications, as well as the University's business needs and external factors.
