Job Summary

The Facilities BAS / Controls Technician is responsible for the installation, maintenance, troubleshooting, calibration, and repair of Building Automation Systems (BAS) and related control systems across campus facilities. This role helps ensure the efficient operation, energy optimization, reliability, and safety of HVAC, lighting, energy management, and mechanical systems in a higher-education environment.


Essential Duties

  • BAS System Maintenance & Repair
    * Install, configure, program, and commission BAS controllers, sensors, actuators, valves, and related hardware.
    * Diagnose and repair faults in control loops, network communication, field devices, and equipment.
    * Calibrate sensors (e.g. temperature, pressure, humidity) and verify accuracy regularly.
    * Tune PID loops and ensure optimal system control response.
    * Respond to BAS alarms, events, and trends to proactively prevent system issues.
  • System Integration & Upgrades
    * Assist with retrofits or upgrades of older control systems to modern BAS platforms.
    * Interface BAS with other systems - e.g. energy management, lighting controls, security or fire alarm systems.
    * Support connectivity, communication protocols (BACnet, Modbus, LonWorks, etc.), and network infrastructures.

  • Preventive & Predictive Maintenance
    * Execute scheduled preventative maintenance tasks, inspections, and health checks.
    * Monitor trends and logs, identify anomalies, perform root cause analysis, and recommend corrective actions.
    * Maintain documentation: record configuration changes, wiring changes, software updates, work orders, and as-built drawings.

  • Commissioning, Startup & Testing
    * Perform system startups, sequence testing, and functional checks for new installations or renovated systems.
    * Verify performance against design intent and sequence logic; ensure system stability.
    * Support acceptance testing and training of operations / maintenance staff on BAS usage.

  • Coordination & Collaboration
    * Work with campus engineers, HVAC mechanics, electricians, IT/network staff, contractors, and vendors.
    * Participate in project planning, scope reviews, cost estimates, and field evaluations.
    * Assist with equipment replacement, capital projects, and facility expansion as needed.

  • Emergency & On-call Support
    * Provide after-hours or on-call support for urgent BAS / controls issues to minimize downtime or system failures.
    * Respond promptly to system alarms or infrastructure failures (HVAC, chillers, boilers, etc.).

  • Safety & Compliance
    * Follow safety protocols, lockout/tagout (LOTO), electrical safety, and work in mechanical/electrical rooms safely.
    * Ensure compliance with applicable codes, standards, and regulatory requirements.


Minimum Requirements

Education & Experience
  • High school diploma or GED required.

  • Associate degree or technical certification in Electronics, HVAC Controls, Instrumentation, or related field preferred.

  • Minimum of 3-5 years of experience in BAS / controls work in large facilities, institutional or commercial settings.

  • Hands-on experience with common BAS platforms (e.g. Johnson Controls, Siemens, Honeywell, Trane, Schneider, Automated Logic) is strongly preferred.

Technical Skills & Knowledge
  • Proficient in interpreting control schematics, wiring diagrams, sequence logic, and system documentation.

  • Strong troubleshooting skills in controls, field devices, networking, I/O, and communication protocols (BACnet, Modbus, LonWorks, etc.).

  • Understanding of HVAC mechanical systems (air handling units, pumps, chillers, boilers, VAV boxes, fans, etc.).

  • Basic to intermediate knowledge of network communications, TCP/IP, switches, VLANs, etc.

  • Competence in controller programming, logic editing, trend analysis, alarm management.

  • Familiarity with commissioning procedures and performance verification.

  • Proficient with Microsoft Office tools; familiarity with CAFM or computerized maintenance management systems (CMMS) a plus.

Physical Requirements & Work Environment
  • Ability to work in mechanical rooms, rooftops, utility tunnels, and confined spaces.

  • Must sometimes lift and carry equipment or tools (e.g. up to 50 lbs or per institutional policy).

  • Ability to climb ladders, scaffolding, and access elevated areas.

  • Exposure to variable temperature, dust, noise, and mechanical equipment.

  • Some travel among campus sites may be required.

  • Flexible for occasional after-hours, weekend, or emergency work.

Certifications & Licenses (Preferred / Optional)
  • OSHA 10 or 30 certification

  • Electrical license or certification (as required by municipality)

  • Manufacturer-specific certifications (e.g. Johnson Controls, Siemens)

  • NICET or equivalent instrumentation/control certification

  • Professional development in BAS or energy management
