Job Summary

Supervises and directs maintenance personnel in installation, repair, and maintenance of all base building and critical system machinery and equipment. Overseas and coordinates the safe and efficient operation and maintenance of all necessary building systems within technically sophisticated facilities.

Key Responsibilities

Management and Supervision

  • Supervise and direct maintenance staff on assigned shift and monitor performance of their assigned responsibilities
  • Train and coach building maintenance team
  • Perform and/or direct the performance of all maintenance departmental service requests, ensuring work is accomplished efficiently with minimum disruption
  • Manage all outside contractor relationships
  • After hour "On Call" availability. Alternate After Hour "On Call" weeks with other building engineering personnel.

Technical Operations

  • Monitor and maintain all on-site HVAC systems
  • Monitor and maintain Building Automation Systems (BAS) and Energy Management Systems (EMS) on a regular basis
  • Directly maintain, repair, and manage sophisticated, stand-alone electrical, mechanical, and digital control systems
  • Perform electrical tasks including rerouting wiring, installing new outlets, fixing and replacing lighting, and general electrical repair
  • Perform plumbing tasks including repairing old or damaged pipes, resolving problems with sinks and toilets, unclogging pipes
  • Perform carpentry projects including minor construction projects and repairs

Preventive Maintenance and Safety

  • Supervise and implement the preventative maintenance program with minimum disruption of building services
  • Perform monthly preventative maintenance (PM) tasks
  • Check malfunctioning equipment and ascertain corrective action required to restore satisfactory operating condition
  • Comply with departmental policy for safe storage, usage, and disposal of hazardous materials
  • Inspect facilities regularly for safety, security, cleaning issues or other general items that need attention

Training and Development

  • Provide training and supervision aimed at expanding the capabilities of the operations staff
  • Demonstrate proper use and care of tools and instruments, give hands-on instruction in basic maintenance, safety, and troubleshooting procedures
  • Recommend relevant outside engineering courses for enrollment and instill professionalism in manner and appearance

Administrative Duties

  • Order parts and equipment required for repair, maintenance and installation of new equipment and facilities
  • Maintain inventory and ensure availability of adequate operating inventory of tools and supplies
  • Procure bids and proposals as requested

Minimum Requirements

Education

  • Minimum of high school diploma
  • Typically requires a minimum of 3 years related experience

Experience

  • 5+ years of experience in facility/plant engineering maintenance with at least 5 years in supervision

Preferred Requirements

  • Two years of trades schooling in electrical system design, refrigeration and HVAC
  • 2-year technical accreditation preferred
  • 5-10 years of facilities/maintenance experience
  • Basic competency with email, Word, and Excel

Knowledge, Skills & Abilities

  • Experience as a journeyman level engineer with strong skills related to building automation systems, life safety systems and Microsoft Office applications
  • Extensive knowledge of HVAC, electrical and plumbing
  • Previous experience with Building Automation Systems and controls
  • Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation
  • Excellent interpersonal communications skills and ability to interact with all levels of organization and outside contractors, architects, and engineers
  • Good mechanical aptitude and ability to use power tools including saws, drills, sanders, and grinders
  • Must be proficient in basic computer application software such as MS Office, Lotus and E-Mail

Physical Requirements and Working Conditions

  • Frequently operates computer and other office machinery
  • Occasionally moves about inside the office to access file cabinets, office machinery, and other rooms
  • Occasionally positions self to access drawers and shelves of various heights
  • Frequently reaches for and handles paperwork and files
  • Constantly communicate with customers, coworkers, and management in-person and on the phone
  • Must be able to exchange accurate information

Management Responsibility

  • Small to large team supervision with multiple functions.

Estimated compensation for this position:

83,200.00 - 87,360.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
