Essential Duties and Responsibilities

  • Support the development and recommendations of cost estimates for projects in the account/Client Real Estate multi-year capital plan

  • Review capital plan annually and adjust budget estimates based on market conditions and other factors that impact costs

  • Review, develop, track, and update detailed cost estimates and budgets during project development and design for inclusion in project funding packages

  • Interact and collaborate with various internal and external clients, stakeholders, internal service providers, project managers, and vendors during development of ROM and detailed budgets

  • Function as SME and consultant assisting with cost monitoring, solutioning, value engineering, vendor proposal and bid evaluation, and closeout reconciliation

  • Compare budget costs to benchmark pricing information, analyze quantities, and scope items

  • Support in developing and maintaining project historical cost benchmark for various project types

  • Prioritize requests to meet or exceed the Client's expectations

  • Provide superior client service through objective recommendations

  • Enhance overall cost controls service delivery by increasing efficiency and improving processes

  • Enhance own professional and personal skills

Performance & Process

  • Provide and maintain accurate and organized records of cost estimates including detailed breakdowns of costs, assumptions, and risk assessments

  • Inform risk register and contingency cost allocations regarding known or possible market, pricing, or supply chain events that may potentially affect project execution or delivery

  • Maintain understanding and impacts of market conditions in Client's territories where projects are being executed and stay updated on industry best practices and market trends

  • Build rapport with internal and external stakeholders including Client's Real Estate team and internal service providers, project management team, design partners, and contractors

  • Adhere to standard cadence of check-ins with internal and external stakeholders to verify alignment of project understanding, assumptions, and factors impacting costs and provide comparison feedback to project management and Client Real Estate teams

  • Periodically compare and verify actual costs against approved budgets and detailed cost estimates then track and report any deviations, variances, or risks

  • Comply with all JLL policies and procedures, including but not limited to ethics and business practice

Minimum Qualifications

  • Ability to work and communicate effectively within cross-functional teams and interact with internal and external clients and stakeholders

  • Strong understanding of real estate asset management

  • Highly organized with attention to detail

  • Strong analytical skills and mathematical abilities

Desired Qualifications

  • Bachelor's degree from an accredited institution in Accounting, Business, Architecture, Engineering, or Construction Management strongly preferred

  • 5-10 years of construction, estimating or project controls experience

  • Knowledge of industry standards and market conditions, costs, and cost databases

  • Broad background of project management budgets and schedules

  • Proficiency in estimating software and spreadsheets
