POSITION Overview & RESPONSIBILITIES

The Building Operations & Maintenance Specialist is responsible for ensuring the safe, efficient, and reliable operation of KFI's building systems, equipment, and infrastructure in the Roseville office. This role supports day-to-day facility operations, performs preventive and corrective maintenance, responds to service requests, and assists in optimizing building performance to support occupant comfort and operational excellence. Regular engagement with internal leaders, administration department staff, vendors, and occupants is required.

This position is part - time,15-25 hours per week. This is an on-site position during core business hours 8AM - 5 PM Monday - Friday. This position may require occasional overtime, evening/weekend work, or on-call coverage.

In addition to supporting ongoing building operations, the specialist may also be asked to contribute to project based work within the Performance Group. This work may include assisting with HVAC system testing, functional performance evaluations, troubleshooting, and other technical field activities that improve the performance and reliability of client facilities.

Key responsibilities will include, but not be limited to, the following:

Equipment Operations & Maintenance

  • Operate Building Automation Systems (BAS) to monitor energy usage and system performance.
  • Operate and support building access and safety control systems in collaboration with IT department.
  • Operate, inspect, and maintain building mechanical equipment, including heating, cooling, ventilation, refrigeration, chillers, boilers, and air-handling units.
  • Perform routine inspections and maintenance on HVAC, boilers, chillers, electrical panels, plumbing, and fire/life safety systems.
  • Diagnose and repair malfunctioning HVAC, plumbing, lighting, carpentry, flooring, walls, and electrical equipment.
  • Implement, track, and perform scheduled maintenance for continued operations and to extend equipment life.
  • Optimize equipment performance to improve energy efficiency and reduce operational costs.

Vendor & Compliance Management

  • Oversee external contractors and vendors for specialized repairs.
  • Ensure building operations adhere to local, state, and federal codes (e.g., OSHA, EPA).
  • Maintain accurate, up-to-date records of maintenance work, repairs, and inspections.
  • Manage the budget for facility-related projects specific to the Roseville Office.
  • Ensure compliance with building safety requirements.

Facility Support

  • Maintain safe, clean, and organized mechanical rooms and work areas.
  • Respond to urgent maintenance requests, including after-hours calls.
  • May participate in and act as a functional lead for the construction and vendor management portion of ad hoc new build and renovation facility projects.
  • Provides general office service type support, such as hanging of whiteboards, moving cabinets, etc.

Training

  • Participate in training, internal and external.
  • Obtain and maintain technical certifications as needed.

qualifications

Required:

  • High School Diploma or GED.
  • Three plus years of experience in building operations, building maintenance, facilities management, or a related technical field.
  • Strong understanding, aptitude and proficiency in HVAC, electrical, plumbing, and mechanical systems operations and maintenance.
  • Experience operating building automation and access control systems.
  • Prior experience with building safety requirements.
  • Vendor management and construction coordination skills required.
  • Proficiency in using hand and power tools, reading blueprints/schematics, and using building automation systems.
  • Ability to lift 50+ pounds, climb ladders, and work in confined spaces or in extreme temperatures.
  • Valid driver's license.
  • Familiarity with Word, Excel, and Microsoft Teams.
  • Strong interpersonal skills to interact with tenants, management, and staff.
  • Desire to learn and build on their skill sets.
  • Must be legally authorized to work in the US on a permanent basis without the need for work sponsorship now or in the future.
  • Travel: less than 5% percent domestically if needed to support other office facilities-related or project work.

Preferred:

  • Trade school certificate or associate degree in HVAC, electrical, mechanical, or building technology.
  • Boiler, EPA (HVAC), OSHA 10, Certified Building Operator (CBO) or other specialized trade licenses.

Compensation: $26.00 to 32.00 per hour. The final agreed upon compensation is based on individual qualifications, experience, work location, and education. This position is eligible for an annual bonus.
