Position Summary
This position will primarily support the periodic and corrective maintenance of the campus hydronic systems under the responsibility of the Operations and Maintenance, Building Heating Ventilation and Air Condition ( HVAC) Shop. These hydronic systems use closed loop piping systems to distribute cooling and heating water, and open loop piping systems to distribute condenser water. These systems include the ancillary components necessary to control water flow using various types of flow control valves such as globe, ball, gate, butterfly, check, pressure reducing, and others. A thorough knowledge of valve types, how they operate, and the ability to repair or replace is required. Responsibilities also include providing support to contractors and other entities when modifications to the piping systems are performed. This support requires the knowledge to isolate different sections of piping, reconfigure the direction of water flow, and to properly fill and drain the hydronic systems to accommodate any work requiring the closed loop to be opened for repair. A thorough knowledge of pipe-joining methods is required and some of these include heat fusion, mechanical, transition for dissimilar materials, press-fit, threaded, etc.

  • Ability to understand and follow oral and written instructions.
  • Ability to use standard hand tools and equipment common to the mechanical and structural trades.
  • Knowledge of the occupational hazards of: mechanical and electrical building equipment; tools and equipment associated with maintenance activities.
  • Ability to relate well with others (customers, co-workers, supervisors,etc...)
  • Ability to learn and use basic computer skills.
  • Ability to perform routine troubleshooting of MEP systems.
  • Ability to perform administrative functions related to building systems maintenance (complete forms, record filing, etc.)
  • The principles, practices and techniques of distribution and control of air, water and steam.
  • The principles, practices and techniques of brazing and soldering.

Physical Demands

  • Lifting (up to 75 lbs) stooping, crawling, standing, walking, climbing stairs, work with hands above head, work from a standard and/or extended ladder and from scaffolding.
  • Work is performed in both buildings and outside and at time involves working while exposed to adverse weather conditions.

Technical Operations and Systems Maintenance

  • Operate, troubleshoot, repair, and install building plumbing systems and equipment in support of campus hydronic systems, including both closed-loop (heating and chilled water) and open-loop (condenser water) systems.
  • Perform periodic and corrective maintenance on piping networks and associated components.
  • Demonstrate working knowledge of flow control devices such as globe, ball, gate, butterfly, check, and pressure-reducing valves, including their operation, repair, and replacement.
  • Isolate system sections, reconfigure water flow, and properly drain and refill systems to support maintenance and system modifications.
  • Apply various pipe-joining methods, including heat fusion, mechanical, threaded, press-fit, and transition connections for dissimilar materials.
