Gorman & Company is seeking a Property Manager to lead operations at Milagro on Oracle, a 63-unit affordable housing community in Tucson, Arizona. This unique 55+ community serves residents who have experienced homelessness and offers on-site resident services in partnership with the City of Tucson. In this role, you'll do more than manage a property-you'll help create a stable, welcoming community where residents can thrive. We're looking for someone who is highly organized, resident-focused, experienced with affordable housing programs, and committed to delivering exceptional service with empathy and professionalism. What You'll Do
Lead the day-to-day operations of a 63-unit affordable housing community while creating a welcoming, resident-centered environment. Build positive relationships with residents, providing compassionate customer service while professionally navigating challenging situations. Partner closely with the City of Tucson's on-site Resident Services team to support resident stability, community engagement, and successful housing outcomes. Oversee LIHTC and Housing Choice Voucher (HCV) compliance, resident certifications, recertifications, and all required affordable housing documentation. Manage leasing, resident relations, occupancy, renewals, rent collections, budgeting, financial reporting, and overall property performance. Conduct regular inspections of the community to ensure excellent curb appeal, identify maintenance needs, and maintain a clean, safe, and inviting environment. Provide leadership, coaching, and support to the on-site team while fostering a collaborative, service-oriented culture.
What You'll Bring
Three or more years of property management experience, with strong knowledge of LIHTC and Housing Choice Voucher (HCV) programs. A compassionate, resident services mindset with the ability to build trust and treat every resident with dignity and respect. Excellent customer service, communication, and conflict resolution skills, including the ability to work effectively with residents experiencing complex life challenges. Strong organizational and multitasking abilities with experience balancing compliance, operations, financial management, and resident needs. Leadership experience and proficiency with Microsoft Office Valid driver's license and reliable transportation are required.
