About this Opportunity:

We are seeking a full-time Project Manager (Construction) to join our regional office located in Walnut Creek, California. The Project Manager leads construction across an assigned portfolio of existing shopping centers, with a primary focus on tenant improvements, landlord work, redevelopment, space reconfigurations, and property capital improvements. They manage budgets, schedules, consultants, and contractors from scope development and design through permitting, construction, tenant turnover, and closeout. This position works closely with Leasing, Property Management, Tenant Coordination, and Development Accounting to meet lease obligations and operating needs while coordinating work around existing tenants and customers. The Project Manager handles multiple concurrent projects and may support major ground-up developments as assigned.



What You'll Be Doing:



  • Manage construction at existing shopping centers, including landlord work, tenant improvements, white box work, vacant space preparation, space divisions, redevelopment, and facade renovations. Ensure delivery is on time, on budget, and consistent with lease, design, and brand standards.
  • Assist with ground up development projects.
  • Collaborate with Leasing, Tenant Coordination, Property Management, and Legal to define landlord delivery obligations, evaluate scopes of work, and align lease language and construction exhibits. Coordinate landlord work with tenant delivery requirements.
  • Lead budgeting and scheduling for tenant, redevelopment, and property construction projects, including estimates for landlord lease obligations and capital improvements. Monitor and forecast costs, address risks, and track deviations from plan.
  • Oversee the preparation and execution of construction contracts and change orders in partnership with Contract Administration. Ensure contractor performance, insurance compliance, and lien waiver documentation.
  • Manage existing condition assessments, design, permitting, and utility coordination for tenant work, redevelopment, and property improvements. Evaluate constructability, support entitlement approvals when needed, and plan construction phasing to limit disruption to tenants and customers.
  • Manage assigned property capital improvements in coordination with Property Management, including roof replacements, parking lot reconstruction, facade work, HVAC replacements, and major site or building system upgrades.
  • Track project milestones, landlord completion dates, and closeout requirements. Maintain project reporting tools and internal dashboards, and provide regular updates to construction leadership, Property Management, Tenant Coordination, and Accounting.



Are You Qualified?



  • Bachelor's degree in Construction Engineering, Civil Engineering, Construction Management, Architecture, or related field
  • Minimum five (5) years of retail or commercial construction management experience, to include supervisory experience
  • Ability to travel regionally & frequently visit all assigned construction sites
  • Ability to work varying and flexible hours as needed for tenant delivery, construction in operating shopping centers, and public meetings
  • Experience with tenant improvements, redevelopment, and construction in operating shopping centers preferred
  • Knowledge of retail construction, tenant improvements, redevelopment, existing building systems, and permitting
  • Skilled in reviewing documents for conformity to standards of Regency jurisdictions and/or tenants
  • Ability to comprehend architectural and engineering drawings and complex legal documents
  • Proficiency with personal computers and MS Office, MS Excel, MS Project, Zoom, & JD Edwards software
  • Skilled in analyzing construction costs for landlord lease obligations, tenant improvements, redevelopment, and property capital projects and recommending budgetary adjustments as appropriate

The Walnut Creek hiring salary range for the Property Manager position is between $170,000 and $190,000 annually. The base salary is just one component of the total rewards package offered to our employees, including eligibility for a 20% target bonus opportunity. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience.
